Mara: A Montreal Airbnb Permit conversation begins with two questions: is this truly the individual's principal residence, and which borough contains the address? Those answers determine whether this episode's workflow even applies.

Pip: We are focusing on a person offering a principal residence to tourists for stays of thirty-one days or less. A commercial tourist residence follows a different, borough-specific planning and occupancy path.

Mara: Montreal's current principal-residence rules allow this tourist rental model from June tenth through September tenth. They exclude Lachine, Saint-Laurent and Saint-Léonard, so verify the live City page before advertising.

Pip: The reservation must be for one person or one related group, and meals cannot be served under this principal-residence category. Never use it as a shortcut for a non-principal investment property.

Mara: Next, review authority over the home. An owner needs qualifying ownership evidence. A tenant needs a lease that allows tourist accommodation or written landlord consent, and divided condominiums require applicable authorization.

Pip: If other tenants appear on the lease, their authorization may also be required. Collect current signed documents instead of depending on a hallway conversation or an old email that addressed something else.

Mara: The City currently lists a three-hundred-fifty-dollar processing fee, including taxes, for the host permit. Its file also calls for identification and a recent provincial notice of assessment prepared according to City directions.

Pip: The applicant starts with Montreal's online form. If that stage progresses, the City sends an application number and a signed notice of compliance, followed by in-person identity verification at Accès Montréal.

Mara: An application number is not permission to operate. Do not advertise it as a permit or present a pending file as government approval. Save the submission, documents and receipt in a secure owner folder.

Pip: Then comes the second government layer: Quebec tourist-accommodation registration. Quebec generally requires registration when accommodation is offered to tourists for payment for thirty-one days or less, subject to the official rules.

Mara: Before that provincial application, the operator needs an official municipal document confirming zoning compliance. Quebec also lists property or lease evidence, identifying photos and at least two million dollars of civil-liability insurance per event.

Pip: For 2026, Quebec publishes a fifty-four-dollar registration or renewal right for a principal-residence establishment. Fees and forms can change, so the live application remains the source at the moment of filing.

Mara: There is also a transition ahead. Effective September first, 2026, announced amendments require two principal-residence proofs for applicable applications and renewals, plus renewed owner or divided-condo consent where required.

Pip: Anyone filing around that date should follow the current portal instead of a saved checklist. The point is not to predict which screen appears, but to keep evidence ready and accurate.

Mara: Once Quebec issues the registration number, Montreal instructs the applicant to send it back to the City. If the municipal permit is approved, it arrives by email and has its own display requirement.

Pip: The City permit must be printed and displayed so it is visible from the street. Quebec separately requires the registration certificate at the main entrance where tourists can see it.

Mara: Digital advertising needs the correct provincial registration number and establishment information. Open the public listing after every update, because a value saved in the host dashboard may not appear correctly to guests.

Pip: Track the City permit and Quebec registration as separate annual records. Also maintain insurance, authorizations, nuisance and safety procedures, tax records and the limited seasonal operating calendar.

Mara: A manager can organize documents and operations within an agreed role, but cannot turn a commercial unit into a principal residence or guarantee approval. The applicant remains responsible for truthful evidence.

Pip: This podcast is general education, not legal, planning, tax or insurance advice. Verify the address with Montreal, Quebec, the borough, the building and qualified advisers before making commitments.

Mara: For the complete document table and step order, read Castle's Montreal permit guide and Montreal resource archive. They are designed to be used beside the official portals, not instead of them.

Pip: If you want help defining an address-specific administrative and operating file, contact Castle Property Host with the borough, ownership structure and intended dates. A pending application will never be treated as permission.
