Last reviewed: July 22, 2026. Vancouver short-term rental compliance starts with one question: is the home you want to list actually eligible? A polished listing or a professional manager cannot make an ineligible unit legal. Owners should confirm the property, host and listing requirements before accepting bookings.
This guide summarizes the current owner workflow using information from the City of Vancouver and the Province of British Columbia. Regulations and fees can change, so always re-check the official sources for your address before acting.
1. Confirm the home is your principal residence
The City states that a Vancouver short-term rental must be the operator’s principal residence: the home where the person normally lives, pays bills and receives mail. A vacant investment unit is not made eligible simply because a co-host or property manager operates the listing.
If the property includes a basement suite, laneway house or other secondary unit, the City says the host may short-term rent that specific unit only when the host lives in that unit. The main home and a separate suite cannot both be operated as short-term rentals by the same host.
2. Check owner, tenant and strata permissions
- An owner must be legally entitled to operate from the dwelling.
- A long-term tenant needs written landlord approval.
- A strata resident must confirm the strata permits short-term rentals and obtain any required approval.
- The City permits only one short-term rental licence per person.
3. Complete both City and provincial requirements
For stays of fewer than 90 consecutive days in Vancouver, the operator needs a valid City short-term rental business licence. The licence number must be shown in online listings. Provincial rules also require applicable short-term rental offers to display a valid provincial registration number.
Do not treat an Airbnb account field as proof of compliance. Keep the City licence, provincial registration, ownership or tenancy permission and strata documentation together in one operating file. Calendar a renewal review before any licence expires.
4. Prepare the property for safety and audits
The City’s published requirements include a legal dwelling unit, 24/7 contact information for guests, smoke alarms, carbon monoxide protection where applicable, accessible fire extinguishers and safety records. Owners may also be asked for marketing and booking records during an audit.
A simple compliance folder should contain:
- licence and registration confirmations;
- landlord or strata permissions, if relevant;
- alarm, extinguisher and maintenance records;
- the emergency contact process provided to guests;
- copies of the live listing showing required numbers;
- booking and payout records.
5. Review the live listing before every season
Check that the displayed licence and registration numbers are current, house rules match strata and neighbourhood requirements, the emergency contact is reachable, and the minimum-stay settings do not conflict with the type of rental you are authorized to provide.
What a management company can—and cannot—do
A management team can organize documents, coordinate guest communication, maintain records and help an eligible host follow an operating checklist. It cannot convert a non-principal residence into an eligible Vancouver short-term rental or replace legal advice.
